We are seeking a skilled Maintenance Technician to uphold this ethos, maintaining the communitys pristine condition and providing residents with the highest quality service. This position reports directly to the Maintenance Supervisor.
JOB RESPONSIBILITIES
\tElectrical Work: Perform electrical repairs and installations, including troubleshooting outlets, switches, and circuit breakers to ensure functionality.
\tPlumbing: Handle plumbing issues, including repairing leaks, clogs, and performing necessary plumbing installations for apartment units and common areas.
\tMechanical Maintenance: Perform heating and cooling system maintenance, including troubleshooting and repairing HVAC units, ensuring the comfort of all residents.
\tGrounds Maintenance: Maintain the property's exterior by performing general grounds maintenance, including mowing, weeding, edging, and trimming to keep the property looking pristine.
\tMulching & Flower Bed Maintenance: Mulch and maintain flower beds to enhance the propertys curb appeal and aesthetic value.
\tLeaf Removal: Remove leaves and debris from grounds, ensuring common areas and walkways remain clean and safe for residents.
\tLawn Equipment Operation: Safely operate and maintain lawn equipment such as leaf blowers, mowers, and weed whackers to ensure efficient groundskeeping.
\tEmergency Requests: Respond promptly to emergency maintenance requests, including HVAC, plumbing, or electrical issues, ensuring quick resolutions.
\tBuilding & Equipment Repairs: Perform general repairs to building structures and equipment, maintaining a high level of quality and safety.
\tRenovations & Remodeling: Assist with renovation and remodeling projects, including trailers and other areas of the property, ensuring work meets company standards.
\tScheduled Services Recordkeeping: Maintain a detailed record of scheduled maintenance services, ensuring all preventive maintenance tasks are completed on time.
\tOn-Call Emergencies: Be available for emergency on-call situations, ensuring the property remains functional and safe at all times.
\tLight Housekeeping: Assist with light housekeeping tasks as needed, including cleaning common areas and maintaining a tidy environment.
\tOther Duties: Perform various other tasks as deemed necessary by supervisor or as situations arise to maintain the property and resident satisfaction.
REQUIREMENTS AND SKILLS
\tTechnical Skills: Strong working knowledge of electrical, plumbing, and mechanical systems, as well as lawn and grounds equipment.
\tTime Management: Excellent time management skills with the ability to prioritize work and respond to urgent issues promptly.
\tProblem-Solving: Strong attention to detail and the ability to troubleshoot and resolve maintenance-related problems efficiently.
\tCommunication: Excellent written and verbal communication skills for interacting with residents, team members, and management.
\tOrganizational Skills: Strong organizational abilities, with the capacity to manage multiple tasks simultaneously and maintain accurate records.
\tTeamwork: Ability to work well within a team environment, collaborating effectively with other staff to maintain property standards.
\tCustomer-Focused: A positive and resident-centered attitude with a commitment to providing outstanding service.
EDUCATION & EXPERIENCE
\tHigh school diploma or GED required.
\tPrevious experience in maintenance, with a preference for experience in residential or luxury apartment settings.
\tMust have reliable personal transportation.
\tJob Type: Full-time
