The Gillespie Company is seeking an experienced Facilities & Maintenance person to lead the upkeep and functionality of our mixed-use communities. This hybrid role combines hands-on technical work with facilities oversight, ensuring our properties are safe, efficient, and well-maintained for residents and staff.

Key Responsibilities

Maintenance & Operations

· Oversee daily operations of building systems including HVAC, plumbing, electrical, and general maintenance

· Complete and assign work orders within a timely manner

· Manage preventive maintenance schedules and emergency repairs

· Perform and supervise unit turnovers, renovations, and repairs

· Maintain records of completed work and safety checks

Facility Planning & Management

· Implement maintenance policies, procedures, and space utilization plans

· Plan and manage capital improvement projects and vendor services (janitorial, landscaping, pest control, etc.)

· Conduct regular inspections and manage compliance with safety codes and building regulations

Leadership & Vendor Oversight

· Supervise internal maintenance staff and oversee vendor performance

· Prioritize work orders in coordination with property managers

· Negotiate service contracts and ensure high-quality work standards

Budgeting & Reporting

· Assist in preparing facility budgets and monitor expenses

· Maintain inventory of tools, supplies, and safety equipment

· Report on key maintenance metrics and facility improvement projects

Qualifications

· 5+ years in facilities or property maintenance, with leadership experience preferred

· Strong knowledge of HVAC, electrical, plumbing, and building systems

· Hands-on ability to diagnose and repair systems and perform physical work (lifting up to 50 lbs)

· Valid driver's license and reliable transportation

· Proficient in Microsoft Office and maintenance management software (AppFolio)

· Excellent communication, organization, and problem-solving skills

· Must pass a background check, drug test and participate in emergency on-call rotation
