Overview
The Estimator plays a key role in ensuring the accurate and timely completion of project estimates. This position requires strong conceptual estimating skills, the ability to work independently, and a solid understanding of construction practices across all divisions. Success in this role depends on the ability to interpret limited bid information, identify project requirements, and prepare comprehensive estimate submissions.
Core Requirements
- Ability to read and interpret construction blueprints, specifications, and manuals to determine project scope and intent.
- Strong time management skills and effective collaboration with the Estimating team.
- Experience prioritizing subcontractor procurement and qualifying received bids.
- Professional preparation and submission of estimates and supporting documentation.
Authority & Responsibility
The Estimator operates under the authority of the Estimating Manager to perform assigned duties. While authority may be delegated to qualified personnel, responsibility for tasks remains with the Estimator.
Key Duties & Responsibilities
The following responsibilities reflect the minimum expectations of the role (not exhaustive and not listed by priority):
- Prepare detailed cost estimates by analyzing project documents (RFPs, plans, specifications, due diligence, photos, etc.).
- Develop conceptual estimates with minimal subcontractor input, often using preliminary design documents and limited bid data.
- Draft and issue project-specific Requests for Proposal (RFPs).
- Define subcontractor/supplier scopes of work as needed.
- Create preliminary milestone schedules with input from subcontractors and suppliers.
- Qualify and level subcontractor and supplier bids to ensure coverage and minimize scope gaps.
- Review geotechnical and engineering reports to identify risks, particularly related to site conditions.
- Coordinate with project engineers and stakeholders to highlight areas of risk or priority.
- Communicate critical project elements with the Estimating Manager during the bidding process.
- Complete required bid forms, bid tabs, and other submission documents.
- Interact with clients, architects, engineers, and local authorities to align estimates with project objectives, schedules, permits, and costs.
- Perform material and quantity takeoffs from project documents.
- Meet deadlines with minimal supervision.
- Conduct post-bid/project audits to identify successes, failures, and lessons learned.
- Support project buyout processes and ensure a smooth handoff to Project Management after award.
- Document known risks and potential pitfalls for future reference.
- Attend pre-bid site visits and walkthroughs to fully understand project requirements.
- Collaborate with the CFO on tax and entitlement implications for federal, state, provincial, and local government projects.
Position Growth Goals
Short-Term (within 1 year):
- Independently manage bid invitations, coordinate with the estimating team, and prepare complete project estimates and submissions.
- Compile preliminary project schedules with defined milestones.
- Evaluate and propose value engineering opportunities to support competitive bidding.
Long-Term (beyond 1 year):
- Identify and advise clients on scope gaps in project intent and direction.
- Independently develop critical path schedules for preconstruction and design operations.
- Communicate directly with clients to present proposals and budgets.
- Navigate and ensure compliance with municipal code requirements in project bids.
- Perform risk analysis and provide strategic recommendations for bid commitments.
