We are seeking a diligent and detail-oriented Property Maintenance Technician to perform essential upkeep and repairs across our portfolio of rental properties. Responsibilities include conducting routine inspections, addressing tenant maintenance requests (e.g., minor plumbing, electrical, carpentry, drywall repairs), preparing units for new tenants, and ensuring the overall safety and presentability of the properties. The ideal candidate will have a basic understanding of general maintenance tasks, be able to work independently, and possess excellent problem-solving skills to maintain a high standard of living for our residents.
Property Upkeep and Condition: Accountable for ensuring rental properties are consistently maintained to a high standard of safety, cleanliness, and functionality, enhancing tenant satisfaction and property value.
Timely and Effective Repairs: Responsible for promptly and efficiently diagnosing and performing basic repairs (plumbing, electrical, carpentry, drywall, etc.) to address tenant requests and prevent minor issues from escalating.
Preventative Maintenance: Accountable for executing scheduled preventative maintenance tasks to prolong the lifespan of property systems and components, minimizing future breakdowns and costly emergency repairs.
Unit Turnover and Preparation: Responsible for preparing vacant units for new tenants, including necessary cleaning, repairs, painting, and basic updates to ensure they are move-in ready.
Safety and Compliance: Accountable for adhering to all relevant safety protocols, building codes, and regulations during maintenance activities to ensure the well-being of tenants, staff, and the property itself.
Communication and Documentation: Responsible for clear and timely communication with property management regarding completed work, ongoing issues, needed supplies, and potential larger repairs. Also accountable for maintaining accurate records of all maintenance activities.
Tool and Equipment Management: Accountable for the proper care, maintenance, and organization of tools and equipment, as well as managing inventory of basic supplies.
Emergency Response (as assigned): Depending on the role, may be accountable for responding to urgent maintenance emergencies outside of regular hours.
Tenant Relations: Responsible for interacting with tenants in a professional, courteous, and respectful manner, ensuring their maintenance concerns are addressed effectively.
