Right of Way Agent

Halo Land Management
Canton, MI

Right-of-Way (ROW) Agent – Western Iowa

Secure Access. Strengthen Communities.

At Halo Land Management, we do more than secure easements. We build trusted partnerships that allow critical infrastructure to move forward while respecting the goals of landowners and local communities. As a Right of Way Agent supporting projects across western Iowa, you will help deliver energy and utility progress throughout the region. Your work ensures developers gain the access they need while landowners feel informed, valued, and protected.

Founded in 2015 and headquartered in Canton, Ohio, Halo is a nationally recognized land services firm that supports major pipeline, utility, and infrastructure initiatives with accuracy, integrity, and efficiency. Our agents are the boots on the ground that keep essential projects moving with minimal friction and maximum respect.

What a Day Looks Like

Your morning begins by reviewing updated tract status for a renewable transmission project west of Des Moines. You identify priority outreach items, prepare communication materials, and begin connecting with landowners to explain the project and discuss cooperation opportunities.

Later, you meet a landowner in the field to walk a proposed route, listen to concerns, and review compensation terms. In the afternoon, you document your progress, update negotiation logs, and collaborate with survey and legal stakeholders to finalize access paths that work for everyone involved.

Every conversation you lead and every agreement you secure supports reliable energy delivery and community growth throughout western Iowa.

Key Responsibilities

  • Acquire easements, surface use agreements, and right of way access across western Iowa
  • Engage landowners with professionalism, clarity, and respect
  • Negotiate terms that balance project needs with fair compensation
  • Interpret legal documents and help guide landowners through agreement details
  • Maintain accurate records of all tract activity and communication
  • Support title review, identify curative needs, and coordinate resolutions
  • Partner closely with project managers, surveyors, GIS, and legal teams to maintain schedule alignment
  • Contribute to routing considerations and permitting processes with field insight

What Success Looks Like

  • Efficient acquisition of land access that stays aligned with project timelines
  • Strong trust and positive relationships with landowners and local stakeholders
  • Detailed documentation and reliable reporting on tract status
  • Timely resolution of title or access challenges
  • Clear communication that keeps cross functional teams aligned

Qualifications

  • Two or more years of experience in right of way acquisition, land negotiation, or land services
  • Understanding of Iowa land rights, easement documentation, and agricultural property considerations
  • Strong communication and interpersonal skills with the ability to build rapport quickly
  • Proficient with Microsoft Office and digital document tracking tools
  • Comfortable reading parcel maps, plats, and property descriptions
  • Highly organized, self motivated, and effective working independently
  • Ability to operate as a contractor under an LLC or willingness to establish one
  • AAPL or IRWA membership preferred

Preferred Experience

  • Experience supporting utility or renewable infrastructure development in the Midwest
  • Knowledge of local permitting, environmental review, and county level interaction
  • Exposure to title abstracting or surface curative work
