Schneiderman and Sherman, P.C, a progressive default law firm representing leading servicers and secured creditors across multiple jurisdictions, is seeking a skilled Foreclosure and Title Specialist. This role is critical in advancing foreclosure processes, managing documentation, liaising with stakeholders, and conducting in-depth title research to ensure clear property titles. The ideal candidate will combine exceptional attention to detail, knowledge of local land records, and the ability to work independently with a collaborative spirit. This position requires a daily in-office presence to foster teamwork and efficiency.

Key Responsibilities:

• Foreclosure Case Management: Oversee a portfolio of foreclosure files by preparing and filing legal documents, drafting and mailing correspondence, and ensuring timely progression through the foreclosure process.
• Client and Vendor Communication: Respond promptly to inquiries via email, phone, and voicemail. Provide accurate case status updates and escalate issues to ensure client satisfaction.
• Title Research and Analysis: Review title documents for defects or inconsistencies, resolve minor title issues in collaboration with attorneys, and underwriters.
• Compliance and Documentation: Ensure all title and foreclosure activities comply with internal standards, obtaining resolution documents (e.g., discharges or corrective documents) within expected timelines.
• Client Engagement: Monitor client websites, address routine and complex inquiries, and maintain proactive communication to uphold exceptional service standards.

Qualifications and Skills:

• Education: High school diploma or equivalent required.
• Experience: 2+ years of experience in title abstracting or examining (residential or commercial). Prior title industry experience, particularly in foreclosure processes is preferred but not required
• Knowledge: Strong understanding of land records, legal descriptions, and title documentation.
• Familiarity with Michigan title laws and recording procedures.
