POSITION SUMMARY
We are seeking an experienced Estimator to support the financial success of our residential new home, custom home, and portfolio construction projects. This role plays a critical part in cost control, budget accuracy, vendor management, and value engineering, working cross‑functionally with sales, design, construction, and leadership teams. The ideal candidate is a detail‑oriented construction estimator with strong analytical skills, a collaborative mindset, and a passion for continuous improvement in a fast‑growing homebuilding environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Estimating & Budgeting
- Lead all estimating for new homes, custom builds, and portfolio products, delivering accurate and competitive budgets.
- Review plans, specifications, and market data to set precise budgets and cost targets.
- Provide reconciled budgets and clear reporting for leadership, ensuring accuracy throughout the project lifecycle.
Purchasing, Bidding & Vendor Management
- Manage bid solicitation, evaluation, and award processes to secure strong pricing and trade partner performance.
- Oversee the full purchasing cycle, including POs, rebates, invoicing, and budget reconciliation.
- Build strong relationships with trades and suppliers to ensure reliable pricing, supply continuity, and partnership alignment.
Value Engineering & Cost Optimization
- Partner with sales, selections, and construction teams to drive value engineering and cost‑saving improvements.
- Pursue cost savings through bulk buys, alternative sourcing, and continuous cost optimization strategies.
- Monitor supply chain trends, mitigate risks, and protect project schedules and budgets.
Technology, Systems & Data Management
- Maintain and improve job templates and cost databases within BuilderTrend and Sage.
- Promote technology adoption (BuilderTrend, Sage, Bluebeam, AI tools) to streamline workflows and enhance accuracy.
- Support continuous improvement of estimating workflows through system enhancements and standardized processes.
Cross‑Functional Collaboration & Project Support
- Collaborate closely across teams (sales, selections, construction, CAD) to resolve issues and support exceptional project delivery.
- Lead pricing and approvals for change orders, coordinating with internal teams to ensure clarity and accuracy.
- Support new product development and trade base expansion through research, pricing input, and cost modeling.
Compliance, Standards & Risk Management
- Ensure compliance with company standards, contracts, scopes of work, and regulatory requirements.
- Evaluate pricing, materials, and specifications to ensure accuracy and alignment with company construction standards.
- Identify and communicate risks associated with pricing changes, material volatility, or supply chain constraints.
QUALIFICATIONS
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred.
- 5-7 years of progressive experience in residential estimating and purchasing for a homebuilder.
- Demonstrated ability to read and interpret construction drawings.
- Advanced proficiency in Microsoft Office Suite (especially Excel), BuilderTrend, Sage, and Bluebeam.
- Exceptional negotiation, analytical, and organizational skills.
- Driven by accuracy, quality, and accountability.
- Knowledge of Entrepreneurial Operating System (EOS) is a bonus.
PHYSICAL REQUIREMENTS
The Estimator role is performed primarily in an office environment and requires extended periods of sitting, computer use, and detailed plan review. The position may occasionally involve visiting job sites, which can include walking on uneven terrain and navigating unfinished homes. The employee must also be able to lift and carry materials such as plan sets or samples weighing up to 15 pounds.
