Commercial Services Specialist

General Summary of Duties
Supports all commercial lending activities to include loan closings, loan portfolio management, and assisting commercial loan members
Essential Job Functions
- Provides support for commercial loan closings, portfolio management, and assisting members.
- Prepares and reviews all account/loan documentation pertinent to commercial loans.
- Reviews commercial loan files to ensure the completeness of the file, and that all collateral has been properly secured.
- Verifies real estate taxes on commercial real estate loans.
- Updates collateral values, as needed, on commercial and other loans and leases.
- Reviews commercial account activity and issues on a regular basis with manager. Corresponds on commercial and other loans and leases as assigned by manager within the credit union's loan portfolio and servicing guidelines established by credit union policy.
- Performs construction loan inspections on commercial loans as assigned by manager within the credit union's portfolio, with the primary responsibility of ensuring that payouts are only made for materials in place and work completed, unless otherwise dictated by management.
- Balances and maintains commercial real estate construction loan file.
- Covers phone calls and member meetings as necessary and keeps manager informed of activities.
- Performs loan closing preparation including ordering and review of title, appraisal, flood searches, insurance and environmental searches, constructions escrows, UCC's, census tracts, and OFAC.
- Manages post-closing requirements such as sending documents to members, sending documents to be recorded, and filing UCC's.
- Maintains commercial loan member spreadsheets and other various reports. Responsible for quarterly reporting to be timely and accurate (i.e. 5300).
- Manages commercial loan tickler documentation system.
- Generates commitments letters, payoff letters, and appraisal engagement letters.
- Reviews and funds requests for advances and construction loans.
- Keeps Commercial Services Manager informed of any opportunities, best practices, and challenges.
- Attend and record notes from Business Lending Committee meeting under the direction of Commercial Services Manager.
- Cohesively work with Branch staff to assist with commercial members or documentation.
- Prepare reports for Business Lending Committee quarterly meetings, as directed.
- Perform other job-related duties as assigned.

- Place documents that need to be shredded in the proper area for shredding.
- Maintain knowledge of and follow the established process for key control, security, and the security of all codes and procedures related to office security. Open and close office by disarming and arming alarms, as established procedures require.
- Maintain total working knowledge of department. Complete necessary logs.
- Maintain thorough knowledge and understanding of credit union policies/procedures that are necessary for performing job duties, including but not limited to Negotiable Instrument Reference & Guidelines, NACHA, BSA, and OFAC.
Minimum Qualifications
- Education: A two-year college degree in Accounting, Finance, or a Business-related field, or equivalent training is required.
- Experience: One to three years of financial institution and/or commercial lending experience.
