Job Details

The Estimator function facilitates the successful completion of project estimates as assigned. Candidates should exhibit experience with conceptual estimating, self-driven work, and construction practices throughout all divisions. The ability to derive project requirements via limited bid information will play a major role in this position. Additional general requirements are provided as follows:

1. Navigate and understand construction blueprints, specifications, manuals, etc., to determine project intent and needs.
2. Effective time management and collaboration with the Estimating team.
3. Prioritize procurement of subcontractor bids and ensure proper qualification of bids received.
4. Professional and all-inclusive compilation of estimate and submission documents.

AUTHORITY and RESPONSIBILITY

The Estimator derives authority from the Estimating Manager for the proper discharge of duties. The Estimator may delegate portions of authority to other qualified personnel but not responsibility.

DUTIES

The list of duties below is not intended to be an all-inclusive list, nor is it arranged in order of priority. These duties are not meant to restrict initiative but rather describe minimum activities. The duties of this position shall range in complexity and nature depending on the needs of the department and company. Estimator duties shall include, but not be limited to:

1. Prepare detailed cost estimates by analyzing project documents (RFPs, plans, specifications, due diligence, photos, and any relevant information).
2. Develop/prepare conceptual estimates with minimal Subcontractor assistance using limited preliminary design documents and bid information.
3. Create project-specific Requests for Proposal (RFPs).
4. Develop Subcontractor/Supplier trade-specific scopes of work as needed.
5. Prepare project milestone schedules with input from subcontractors and suppliers as needed.
6. Qualify and level Subcontractors and Suppliers to ensure proper coverage and reduce scope gap.
7. Review in-depth geotechnical and engineering information to determine risk areas of projects specifically related to site conditions.
8. Coordinate with applicable project engineers and stakeholders to determine other areas of risk/priority on each project.
9. Communicate crucial project components with the Estimating Manager throughout bidding.
10. Complete Bid Forms and Bid Tabs as required for submission to the Client.
11. Interact with Clients, Architects, Engineers, and Local AHJs to understand and incorporate project objectives, schedules, permits, costs, etc.
12. Meet deadlines with minimal supervision.
13. Perform material and quantity takeoffs from project documents.
14. Audit project success and failure, identifying key takeaways.
15. Continue to work with Project Management for proper buyout after a project is awarded and confirm a complete “handoff” is executed.
16. Document known issues and areas with potential pitfalls and identify them.
17. Attend site visits and pre-bid walkthroughs to fully understand projects.
18. Work with the Chief Financial Officer to understand tax and pertinent entitlements for Federal, State, Provincial, and Local Governments.

GOALS FOR POSITION GROWTH

1. Short-Term Goals (Within one (1) year): Independently receive bid invitations, coordinate with the estimating team, and compile project estimates and submission docs.
2. Compile preliminary project schedules with applicable completion milestones.
3. Seek out and review value engineering options to allow for competitive bidding opportunities.
4. Long-Term Goals (Beyond one (1) year): Discover and advise customers of scope gap within project intent/direction.
5. Solely develop critical path schedules required for preconstruction/design operations.
6. Independent communication with Clients to present proposals and budgets.
7. Navigate and understand the requirements of municipal codes and ensure project bid meets compliance.
8. Perform risk analyses and provide commitment advice for new bids.
