Title Processor / Closer
Our client, a growing title agency, is seeking an experienced Title Processor / Closer to manage residential and commercial real estate transactions from contract through closing, funding, and recording.
The ideal candidate has experience with both title processing and conducting closings, is highly organized, and can manage multiple transactions while maintaining accuracy and exceptional customer service.
Compensation
• $60,000–$68,000 annually, based on experience
• $2,500 sign-on bonus
• 8% commission on all self-generated business that closes
• Stable, full-time position with long-term growth potential
Responsibilities
• Open new title orders and establish transaction files
• Review purchase contracts and collect all required documentation
• Research and verify property ownership, legal descriptions, liens, easements, judgments, taxes, and other title matters
• Review title commitments and help resolve title defects, payoff issues, and outstanding requirements
• Coordinate with buyers, sellers, lenders, attorneys, real estate agents, and internal team members
• Enter, maintain, and update transaction files within Qualia
• Prepare title documents and submit files for underwriting approval when necessary
• Confirm that lender requirements, underwriting conditions, and closing instructions are satisfied
• Prepare Closing Disclosures, settlement statements, and complete closing packages
• Conduct in-person and remote residential real estate closings
• Explain closing documents and answer questions throughout the signing process
• Balance closing files and verify all financial figures before funding
• Coordinate funding and ensure funds are received and properly disbursed
• Prepare post-closing documentation for recording and title policy issuance
• Maintain consistent communication regarding file status, outstanding items, and closing timelines
• Develop strong relationships with clients and referral partners that contribute to repeat business
• Support business development by generating and nurturing new title business opportunities
Qualifications
• High school diploma or GED required; college coursework preferred
• At least four years of experience in title processing, title closing, escrow, or real estate transaction management
• Proven experience handling both title processing and real estate closings
• Working knowledge of title insurance, escrow procedures, settlement statements, and Closing Disclosures
• Experience with Qualia or comparable title production software strongly preferred
• Understanding of title commitments, public records, deeds, mortgages, liens, easements, surveys, and related documentation
• Strong organizational skills and attention to detail
• Ability to manage multiple files and deadlines simultaneously
• Strong analytical, problem-solving, and communication skills
• Proficiency with Microsoft Word, Excel, Outlook, and Adobe Acrobat
• Professional demeanor with a customer-first approach
