Regional Operations Manager

The Regional Operations Manager shall work to advance operational efforts by working in a position of support directly with the VP of Operations. This role is responsible for overseeing the operations of multiple resorts. They’re also responsible for creating and managing the annual operating and capital improvements budgets, personnel management, assisting with marketing, maintaining and developing relationships with contractors and vendors, resort enhancement and curb appeal, and other related property management duties.

Duties & Responsibilities

The Regional Operations Manager will advocate for each resort and fill the liaison role between the home office and park management. This person is responsible for each resort’s success or failure and responsible for holding General Managers accountable for the tasks outlined by Northgate and supporting Northgate Home Office when challenges arise. A successful Regional Operations Manager will collaborate with all departments at the Northgate Home Office, leaning on their expertise in each field to accomplish goals, complete projects, and ensure compliance and accountability at each property under their watch.

  • Marketing
    • Assists with marketing and advertising plans including specific objectives and activities to achieve targeted results; revises as needed when changes in the market are perceived
    • Understand and keep a pulse on the local market; bringing fresh ideas and a creative approach to marketing
    • Relay all relevant information and changes from the park to the Marketing team (i.e., closures, map changes, policy changes, staff changes)
  • Accounting
    • Reviews monthly property accounting reports and compiles reports for accounting, as required.
    • Prepares monthly P&L variance explanations, including a corrective action plan where needed
    • Supports the Accounting Team with park compliance of processes and procedures
  • Safety and Compliance
    • Conducts on-site inspections and ensures each resort is consistently maintained and groomed to Northgate’s curb appeal standards at all times
    • Monitors safety, loss, and risk management at each resort as it relates to property, vehicles, and equipment
    • Knowledgeable and up-to-date on all required permitting and licensure necessary for proper park operations; Working with the General Manager and Park Operations Manager to maintain compliance with local, state, and federal regulations
  • Revenue and Financials
    • Creates and submits annual operating and sales budgets and accepts total budget responsibility for each resort
    • Controls income and expense categories of the portfolio; approve budgeted expenditures
    • Ensures internal control practices are adhered to and monitors compliance; recommends changes to operating controls as needed
  • Projects
    • Coordinating with cross-discipline team members to make sure that all parties are on track with project requirements, deadlines, and schedules
    • Meeting with project team members to identify and resolve issues
    • Submitting project deliverables and ensuring that they adhere to quality standards
    • Ensures the implementation of an annual capital improvement program
  • HR & People Management
    • Coordinates team member selection and development and ensures team members comply with appropriate policies and procedures
    • Ensures resort team members at all levels provide guests the highest level of service.
    • Partners with HR on team member counseling and recommendation of termination when appropriate
    • Conducts team member performance reviews and recommends compensation adjustments
    • Determines and approves staffing levels for each resort in conjunction with budget
    • Hires and trains management staff
  • Guests
    • Handles and resolves guest complaints in a timely and professional manner, including asking questions to determine the validity of complaints and offering possible solutions consistent with established guidelines
    • Receiving and reviewing all reviews, working with the GM to correct the issues from negative feedback
  • Additional Functions
    • Ensures availability for after-hour emergencies and other activities as necessary
    • Attends periodic training and product meetings and continues to update knowledge and education on industry products, services, and trends
    • Participates in other duties and projects as assigned

Education/Training/Experience

  • Bachelor's Degree in Real Estate, Hospitality, Business, or related field (Required)
  • 2 - 3 years of property management/resort experience, including two years of supervisory experience (Preferred)
  • Working knowledge of basic accounting principles
  • Computer proficiency, including the ability to use the Microsoft Office Suite, G-Suite, and Asana

Qualifications/Requirements

  • Flexibility to respond to resort needs during non-business hours
  • High sense of urgency & exceptional follow-through
  • Demonstrated leadership abilities and excellent interpersonal and communication skills
  • Possess strong organizational skills, the ability to act strategically, and the discipline to delegate responsibilities efficiently
  • Extensive travel by automobile and/or plane with overnight stays; approximately 30% to be expected, but can vary to meet essential business needs
  • Maintain a positive work environment by acting and communicating in a manner so that you get along with customers, clients, vendors, coworkers, and management

Essential Physical Demands

  • Have the ability to grip/grasp objects
  • Have good eye-hand-foot coordination
  • Have good manual dexterity
  • Have hearing abilities adequate to perform job duties in person and over the telephone
  • Have visual acuity sufficient to perform job duties, including reading information from printed sources and computer screens
