Reports To: MOA Board of Directors
Organization: Michaywé Owners Association (MOA) and Pines Club Corporation (PCC)
Position Overview
The General Manager (GM) is accountable to the MOA Board of Directors and is responsible for the comprehensive leadership, management, and oversight of all MOA and PCC operations. This role requires strategic direction, operational execution, and cross-departmental coordination to uphold the Association’s mission and standards.
Qualifications
Experience: Minimum of five (5) years of management experience overseeing multiple departments. HOA or property management experience is a plus.
Education: Associate degree or equivalent professional experience preferred.
Technology: Proficiency in Microsoft Office; QuickBooks experience preferred.
Communication: Excellent interpersonal, supervisory, and customer service skills. Strong written and verbal communication required. Must be fluent in spoken and written English.
Key Responsibilities
Financial Management
Fiscal Oversight: Responsible for the financial and operational performance of all MOA and PCC assets.
Financial Reporting: Interpret and communicate financial documents (balance sheets, income statements, general ledgers).
Compliance: Ensure adherence to MOA bylaws, rules, deed restrictions, and Board policies.
Delinquency Management: Oversee collections in accordance with laws and MOA guidelines.
Budgeting: Collaborate with the Controller and department managers to develop annual budgets and business plans.
Cost Control: Monitor expenses, enforce budget limits, and identify cost-saving opportunities.
Financial Communication: Communicate financial objectives and performance to department heads.
GAAP Standards: Ensure compliance with Generally Accepted Accounting Principles and proper records retention.
Facilities Management
Property Oversight: Maintain all MOA properties and infrastructure; recommend improvements to the Board.
Maintenance Planning: Implement cleaning and maintenance schedules within budget constraints.
Equipment Oversight: Ensure all equipment is safe, functional, and well-maintained.
IT Systems: Manage IT hardware, software, and vendor support services.
Staffing & Human Resources
Workplace Standards: Maintain a professional, safe, and compliant work environment.
Personnel Oversight: Responsible for hiring, training, evaluating, and, if necessary, terminating all management personnel.
Leadership Support: Advise department managers on HR matters and ensure consistent policies.
Training & Development: Ensure staff are properly trained and provided opportunities for professional growth.
Performance Management: Conduct evaluations for management staff and oversee evaluation of all other employees.
Collaboration: Foster effective relationships among staff, committees, volunteers, and contractors.
Operations & Administration
Records Management: Oversee maintenance of the property owner database and administrative records.
Board Support:
Prepare and distribute communications and Board packets in advance of meetings.
Act as the liaison between the Board, staff, and Board committees.
Monitor committee compliance with Board-established policies.
Operational Compliance: Recommend and enforce safety procedures and operational improvements.
Inventory Management: Maintain a current inventory of all MOA-owned properties.
Tax Tracking: Monitor property taxes and SEV (State Equalized Value) data.
Regulatory Compliance: Ensure compliance with liquor laws and health regulations.
Legal Coordination: Serve as the primary contact for external legal counsel.
Marketing & Communications
Community Engagement: Promote community events and programs to encourage resident participation.
Brand Representation: Act as a public-facing ambassador for MOA within the local and regional community.
Marketing Collateral: Maintain accuracy, consistency, and timeliness of all printed and digital materials.
Digital Strategy: Oversee website updates, social media presence, and email communications to reflect MOA branding and goals.
Additional Duties
Perform any other responsibilities as assigned by the MOA Board of Directors.
