About the Role:
The Maintenance Technician plays a critical role in ensuring the smooth operation and safety of facility infrastructure by performing routine and emergency maintenance tasks at the Grand Rapids Housing Commission (GRHC). This position requires a hands-on approach to diagnosing, repairing, and maintaining mechanical, electrical, and structural systems within GRHC facilities. The technician will be responsible for identifying potential issues before they escalate, thereby minimizing downtime and maintaining a safe environment for all occupants. Collaboration with other team members and departments is essential to prioritize maintenance requests and complete projects efficiently. Ultimately, the Maintenance Technician contributes to the overall operational excellence and longevity of the facility’s assets through skilled workmanship and proactive maintenance strategies.
Minimum Qualifications:
- High school graduate (or GED) with preferred vocational technician certification beyond high school, with three (3) years’ experience or training in building construction or maintenance, or in the repair or maintenance of mechanical equipment. An equivalent combination of experience and education may also be considered.
- Proven experience in plumbing, electrical wiring, mechanical repair, and carpentry.
- Ability to use precision measuring instruments accurately.
- Physical capability to climb ladders and perform manual labor.
- Effective communication skills, including the ability to talk and hear clearly for safety and coordination.
Preferred Qualifications:
- Technical certification or vocational training in maintenance, HVAC, or related fields.
- Experience working in a commercial or industrial maintenance environment.
- Familiarity with computerized maintenance management systems (CMMS).
- Basic knowledge of safety regulations and compliance standards.
- First aid and CPR certification.
Responsibilities:
- Perform routine inspections and preventive maintenance on plumbing, electrical wiring, mechanical systems, and structural components.
- Diagnose and repair issues related to mechanical equipment, carpentry, drywall, and electrical systems promptly and effectively.
- Utilize precision measuring tools to ensure repairs and installations meet required specifications and safety standards.
- Climb ladders and access confined spaces safely to conduct maintenance tasks at various heights and locations within the facility.
- Maintain accurate records of maintenance activities, report issues to management, and recommend improvements to enhance system reliability.
Skills:
The required skills such as plumbing, electrical wiring, and mechanical repair are applied daily to troubleshoot and resolve facility issues efficiently, ensuring minimal disruption to operations. Precision measuring is essential for accurate installation and repair work, maintaining system integrity and safety. Carpentry and drywall skills enable the technician to address structural repairs and modifications as needed. The ability to climb ladders safely allows access to elevated or hard-to-reach areas, expanding the scope of maintenance tasks that can be performed. Strong communication skills, including the ability to talk and hear clearly, are vital for coordinating with team members, understanding work orders, and adhering to safety protocols.
