Position Summary
As a Land Agent, you are the frontline connection between Halo, our clients, and Pennsylvania landowners. You are responsible for negotiating oil and gas leases, documenting all activity with precision, and representing Halo with professionalism in the field and over the phone.
You will use your knowledge of leases, land concepts, and negotiation to move deals forward while balancing quality, quantity, and strong relationships. The ideal candidate brings 1–3 years of land (or closely related) experience, is highly organized, and thrives in a setting with clear expectations and minimal micromanagement.
Key Responsibilities
Landowner Outreach and Negotiation
- Contact landowners through phone, email, letters, and in-person visits throughout the Northern Tier/Northcentral PA focus area
- Explain lease terms, answer questions, and handle objections in a clear, professional manner
- Negotiate lease terms within approved authority; escalate redlines or nonstandard requests for review
- Build rapport with a wide range of landowners (including elderly or high-profile individuals) while maintaining patience and professionalism
- Coordinate attorney/representative interactions where needed and provide clear context to project leadership
Documentation and Reporting
- Maintain accurate negotiator notes for every contact (date, method, outcome, next steps)
- Correctly request leases and related documents (including LPRs and ARFs) with complete and accurate information
- Track and update lease/tract status in project systems and trackers
- Use accuracy trackers and quality reports to reduce errors and prevent repeat issues
- Ensure lease forms, riders, and related documents comply with current project standards and approvals
Field Work and Site Engagement
- Conduct field visits to meet landowners, deliver documents, and support execution and recording workflows
- Represent Halo professionally in appearance, communication, and conduct during all in-person interactions
- Coordinate with team members to cover field and remote needs based on project structure
- Maintain flexible scheduling (including evenings/weekends when needed) to match landowner availability
Internal Communication and Teamwork
- Communicate consistently with project managers, coordinators, and admins on status, blockers, and upcoming needs
- Share best practices and lessons learned; support a culture of continuous improvement
- Step in to help teammates when possible and maintain a team-first mindset
What Success Looks Like
Within 30 Days
- Understand core project processes, expectations, and Halo standards
- Know how to submit LPRs, ARFs, and billing; understand workflow from first contact to execution
- Understand team structure and approval pathways
Within 90 Days
- Operate with a high degree of self-sufficiency in daily responsibilities
- Be fully familiar with lease forms, standard riders, and riders requiring special approval
- Locate answers in existing emails/resources/systems before asking repeat questions
Within 6 to 12 Months
- Deliver consistent high-quality work with reduced errors and strong accuracy metrics
- Demonstrate clear strengths (closer, relationship builder, or documentation specialist) that leadership can rely on
- Be considered for mentorship, higher-level assignments, or future lead/employee opportunities depending on fit and interest
- Proactively stay ahead of issues and require only periodic check-ins
Required Qualifications
- 1–3 years of experience in land, oil and gas, right-of-way, real estate, title/abstracting support, or a closely related field
- Working knowledge of PA-relevant land concepts (e.g., metes-and-bounds descriptions , tract/parcels, deed interpretation, chain-of-title basics) and general lease structures
- Strong written and verbal communication skills (clear notes, professional email etiquette, confident phone presence)
- Technical proficiency with email, spreadsheets, and web-based CRM/project systems
- Reliable transportation and willingness to travel regularly within Northern PA
Preferred Qualifications
- Pennsylvania notary commission (or ability/willingness to obtain if required by the project)
- Experience negotiating oil and gas leases in Pennsylvania, particularly in Northern Tier/Northcentral counties
- Comfort working independently while meeting clear production and quality expectations
