Maintenance Manager

Reports To: Plant Manager

Direct Reports: Maintenance Technicians

Job Summary:

Responsible for overseeing the Maintenance Department including Preventative Maintenance program, training, purchasing, equipment repairs and installation, grounds maintenance, record keeping, inventory control, and safety inspections.

Key Responsibilities:

  1. Preventative Maintenance – All Plant Equipment:

○ Develop, implement, and manage preventative maintenance programs for all plant equipment.

○ Control, monitor, and revise program as needed.

○ Communicate with other departments to schedule repairs or other services that may be needed.

○ Determine cadence of inspections.

○ Determine effectiveness of program through quantitative and qualitative analysis.

 

  1. All Plant Equipment Repairs:

○ Supervise all aspects of machine repair and maintenance.

○ Assign work to department team and provide accountability.

○ Determine the nature of repairs, give instruction or information necessary to ensure that repairs are appropriate and safe.

○ Make inspections of repairs and look for any indication that a problem may exist.

○ Assess and provide resources required for said repairs.

 

  1. Building and Grounds Maintenance:

○ Select and supervise vendors used for lawn and snow maintenance, trash removal and negotiation of price and frequency.

○ Monitor wetland area as to cleanliness to ensure compliance with DNR regulations.

○ Schedule preventive maintenance for all building equipment, overhead door, de-rail unit, plant heaters, etc.

○ Work with utility companies to resolve any problems that affect the operation of the plant.

 

  1. Critical Spare List:

○ Evaluate and identify equipment critical to all operations.

○ Determine and maintain inventory of the critical equipment based on importance, availability, cost, and lead time.

○ Review critical spare list periodically to ensure proper level of stock is available.

 

 

○ Measure and analyze critical spare list, no less than annually, for effectiveness and performance.

○ Maintain critical spare list and ensure transparency for Management.

 

  1. Record Keeping and Documentation:

○ Develop and maintain mediums used for preventative maintenance, repair request, and safety inspections.

○ Keep equipment files in specific equipment order.

○ Review all work requests, work orders and inspection reports to locate problems or potential trouble areas.

○ Review all work request forms and make determination of what type of action needs to be taken, consult with employees or department manager and discuss ideas or suggestions.

 

  1. New Construction and Equipment Installation:

○ Give directions for the installation of all types of equipment, investigate local codes, manufacture specifications and all other information necessary.

○ Work as liaison between outside contractors and TMB personnel to ensure that there is no misunderstanding of direction or project design.

 

  1. Purchasing of Tools, Machinery, Consumable Items, Etc.:

○ Select vendors to use for various supplies and equipment.

○ Determine what types of materials are needed in all areas, repair parts, consumable items and janitorial supplies.

○ Make investigations concerning wear items, consumables and purchase materials subject to approval of authorized personnel that offer better performance or are more economical.

○ Locate vendors that offer 24-hour service or have access to parts that may carry a long lead-time.

○ Cross reference items that have long lead with brands from other manufacturers that may be available from stock.

 

  1. Employee Training:

○ Provide technical training for all maintenance personnel in any areas needed.

○ Provide training for production employees in all areas of safety through the Safety Coordinator.

○ Train new employees in the areas of plant safety rules, equipment safety, chemical safety, through the Safety Coordinator, all areas required by the Department of Labor.

 

  1. Non-Critical Equipment, Supplies, and Spare Part Inventory Control:

○ Evaluate all equipment, supplies, and parts.

○ Determine and Maintain quantity of spare parts and consumables and modify as necessary.

○ Conduct quarterly inventory count to ensure proper levels of spare parts and consumables are maintained.

 

  1. Plant Safety Inspection:

 

 

○ Review and approve all safety inspection forms based on location or specific manufacturer recommendations.

○ Monitor inspection forms for abnormal conditions; make determination of corrective actions that may be needed.

○ Work with the Department of Labor or Fire Marshall during inspections or audits and communicate information needed, correct any problem areas that may exist.

○ Has authority to stop production as necessary to correct any safety or quality concern.

 

  1. Efficiency Improvement:

○ Identify, develop, and maintain KPI’s critical to the department’s performance.

○ Work with management to reduce plant downtime and increase production efficiency.

○ Pursue higher productivity within department.

 

  1. Environmental Management Systems Representative

○ EMS response team member.

 

  1. Complete Projects/Tasks as Assigned
